The VP of Real Estate & Business Development is a new executive-level position at authority-led SFB. Reporting directly to the President & CEO and working with the Airport Management Team, you'll be involved in a synergism of business development that'll be as stimulating as it will be fulfilling to see a new development era unfold.
SFB is a four-runway system, over 200 tenants & 2400 total acres of property offering extensive possibilities for expanding current businesses and attracting new ones. Seminole County and the City of Sanford are collaborative partners supporting SFB in its economic development endeavors.
This position will primarily focus on airport-owned land and facilities development as the air service development side of the equation is already well on its way. SFB has a unique PPP with Vinci Airports, one of the world’s leading contracted airport operating firms.
The Sanford Airport Authority is entering into an exciting new chapter of success. Its four-runway system, over 200 tenants, and 2400 total acres of property offer an extensive palette of possibilities for expanding current businesses and attracting new ones. The central Florida Orlando metropolitan area has an amazing influx of new businesses and residents from other parts of the country. Seminole County (where SFB resides) has the most significant growth potential of the key counties that form the metro area. The nearly four thousand homes planned and in the process of being constructed near the airport are emblematic of this anticipated growth expected to occur and sustained over at least the next decade. The Orlando Sanford International Airport is one of the centerpieces of this growth projection, and ensuing years are expected to be an exciting era of new eco-devo success.
This Airport Authority comprises just over a hundred employees, and this VP of Real Estate & Business Development is a new executive-level position. Reporting directly to the President & CEO and working with the Airport Management Team, this individual will be involved in an exciting synergism of business development that will be as stimulating as it will be fulfilling to see a new era of development unfold. Seminole County and the City of Sanford are wonderfully collaborative partners supporting the airport in its economic development endeavors. This position will primarily focus on airport-owned land and facilities development as the air service development side of the equation is already well on its way. This PPP plays a prominent role in the air service development initiative from a contractual perspective.
Lead the strategic development and execution of a robust new growth plan for all property owned and operated by the Airport Authority, as well as any opportunities near the airport
Make decisions regardingbudgeting, property management, leases, and real estate development
Manage and direct the existing real estate team and portfolio
Perform financial/demographic analysis to ensure the airport is using its current assets to their maximum potential with minimal risk
Identify new areas of opportunity for growth; investigate current markets, new markets, and acquisition targets or sales to maximize the opportunity to capitalize on growth potential
Study industry-specific and related real estate activity to spot trends and opportunities
Understand, manage, and streamline the development process between internal teams, architects, engineers, contractors, and other vendors
Implement processes to ensure successful execution of development opportunities, ensuring they are on time and budget
Evolve processes and efficiencies continually around real estate development and property management
Establish and implement an integrated strategic plan for business development at the airport that identifies real estate, non-aviation, and commercial and industrial business development opportunities and strategic planning for airport future land requirements
Develop, coordinate, and implement marketing and public relation programs designed to identify and capitalize on new business opportunities to maximize the utilization and revenue from the airport’s land and facilities
Establish and oversee processes for marketing, completing, and awarding business development opportunities on airport land within the guidelines of the State of Florida’s procurement policies, including preparation of requests for proposals
Prospect new developers and businesses interested in establishing a presence at the airport by researching various resources for potential business, creating proposals, and making presentations to prospective tenants
Coordinates the negotiation of new business opportunities with current and prospective tenants of the airport, including specific terms and conditions, development plans, investment, and financing
Coordinates the engagement of industry specialists to analyze potential opportunities and market those opportunities to prospective tenants
Initiates and maintains strong and productive client relationship management strategies and tactics to ensure opportunities for investment in the airport
Effectively interfaces with other airport staff in the research and analysis required to develop opportunities and marketing materials for the airport
Attend industry networking and industry conventions
Ten (10) years of experience in Real Estate Development and Operations Required
Five years experience in airport Real Estate Development (Preferred)
Experience in Airport Real Estate Development, Lease Management, Marketing, Public Grant, and FAA Funding is strongly preferred
The ideal candidate will possess:
Principles and techniques of real estate development, business management, industrial development, marketing, advertising, promotion, and salesmanship
Principles, methods, practices, and techniques involved in real estate development, new business development, leasing, and strategic asset management
Knowledge of economics, forecasting, and risk/benefits analysis
Strong analytical prowess, presentation skills, and ability to analyze and formulate solutions to complex problems
Experience and or knowledge of airport administration and federal regulatory requirements related to airport property management, development, and business operations
Familiarity with the aerospace industry nomenclature and current challenges and trends
Experience in developing and placing various mediums for advertising, including optimizing an airport’s website for attracting prospective aviation and non-aviation development needs
Demonstrate proficiency in verbal and written sales and deal negotiation’s techniques, including pre-qualifications, term negotiations from start to finish, and other intrinsic and extrinsic dynamics involved in attracting and closing a business arrangement involving leased land or existing facilities
Reasonable familiarity with business acumen with different cultures outside of the United States
Familiarity with Public-Private Partnership opportunities and ability to recognize where, if any, these types of opportunities are appropriate on airport property
Possess a talent combining professionalism and development savvy that can combine with development initiative that will be a standout when comparing SFB Airport’s development program with other Florida competing airports.
